Residential Property Inspection – Homes and Condominiums: A home inspection, condominium, multiple unit residential inspection is an objective visual examination of the physical structure and systems of a property, from the roof to the foundation. On average, a single-family home inspection usually takes 2-4 hours to complete, though this is heavily dependent on the of the size and condition of the home. After the inspection process, the inspector will send the client an inspection report (often within 24-48 hours) that covers their findings, complete with pictures, analysis and recommendations.

Commercial –Mixed Use Building Inspection: A commercial inspection will be conducted to assist in assessing risks of purchasing a property or entering into a long-term lease on a commercial property.

Listing or Pre-sale Inspection: A pre-listing inspection allows the seller to disclose the condition of the home prior to any interested party making an offer. Accurate disclosure regarding the condition of your property, allow the potential buyers to make informed decisions, resulting in realistic offers, reducing or eliminating the negotiation because the offer is made after the condition of the house has been disclosed. All homes have potential defects and by identifying them in advance it provides the opportunity to make repairs or obtain reasonable repair estimates from appropriate trade professional to be presented to the prospective buyer.

New Construction: Even new construction can include defects that can lead to expensive repairs or maintenance problems later on. New construction often includes a wide variety of contractors, subcontractors, vendors and mistakes can be made. A new home construction inspection conducted prior to final walk-through with the builder can assist by noting issues to be added to the final “punch list” prior to payment

11 Month Warranty Inspections: 11-Month Warranty Inspections conducted of new construction home buyers that have been given a 1-year warranty by the home builder to uncover hidden defects in the home-building process or new issues that have arisen during the first year of your home ownership. This inspection and report assists the homeowner in the identification of items to be fixed by the builder while the property is still under warranty.

Pre-purchase Verbal – “Walk-through Inspection: With low levels of housing inventory and competitive bidding among buyers for a single purchase there are time and cost limitations in completing a home inspection prior to submitting each competing offer and hoping to get it accepted. Even if a pre-sale inspection is presented by the seller one of the more important aspects of a home inspection is for the prospective buyer to be present at the inspection and to visually, verbally communicate and participate in the inspection. This is not possible where a pre-sale inspection has already been conducted and a written report provided.

A visual Pre-purchase “Verbal” or “Walk Through” property inspection is an abbreviated consultation with no formal report. It is intended to visually, verbally understand and communicate questions where written inspection reports have been made available.

Buyer Participation: It is not required for the homebuyer to be present for inspections however it is encouraged, highly recommended to receive the most value from the inspection. It provides the opportunity to ask questions and gives them a better understanding of the condition of the home, systems and functions, and how to maintain it.
